In the following lines we will explain the difference between useful surface area and constructed surface area. It is very common to confuse the built surface area with the usable surface area. However, they are very different terms. Without further ado, we present their differences.

Usable area

This is the habitable space of the dwelling. That is to say, it is the surface that you can walk on and that is not occupied by elements of the structure itself, such as walls, pillars, partitions, among others. It also includes 50% of the space of balconies, terraces, patios and clotheslines (if they are covered). In addition to any exterior private elements.

This information is important when buying a property, as it determines the actual space you will have available for living. It is calculated by measuring the interior space of each room and adding up all the surfaces.

This calculation does not include structural elements, non-habitable spaces such as patios or terraces, or the common areas of the building.

Built-up area

It refers to the total space occupied by a building, including both usable and non-usable spaces. In other words, everything that is located within the outline of a dwelling. The difference between a usable area and a constructed area is usually between 15 and 25% approximately.

To calculate this area, the “Norma 11.3 del Código Técnico de la Edificación (CTE)” is taken into account. Calculate the total area of the property and add the square metres that correspond to the spaces shared with the rest of the owners of the horizontal property. Knowing the exact built surface area is an important piece of information that you must take into account in various aspects, such as:

Obtaining mortgage financing.
